STREET TREE LANDSCAPING A. Applicability: Where the proposed development adjoins the public street right-of-way, the applicant shall provide a street yard as described herein. Street Yard Standards 1) The yard shall have a minimum width of eight (8) feet as measured from the public street right-of-way towards the interior of the property. The yard shall consist of sod grass or other natural living ground cover material. No impervious surfaces are permitted in the street yard area. 2) The total number of required street tree plantings is determined by dividing the total street frontage by thirty-five (35). Fractions of trees are rounded up to the nearest whole number. Street trees may be spaced no closer than fifteen (15) feet apart as measured from trunk to trunk. These trees are to be planted in the street yard. Planted trees shall also have a minimum expected maturity height of at least thirty-five (35) feet and a minimum expected canopy spread of at least twenty (20) feet. Trees shall be installed according to the Arboricultural Specifications Manual available from the City Forester. II. PARKING LOT LANDSCAPING A. Applicability: The paved parking surface area, defined by the parking stalls (including truck delivery stalls), the lanes serving those stalls. B. Design Criteria 1) Parking bays (including truck delivery stalls) shall be no longer than 10 consecutive spaces without a landscaped island or peninsula. 2) For parallel parking spaces, the maximum distance between landscape islands or peninsulas is 100 feet. 3) Ends of parking bays shall be bordered on both sides by a landscape island or peninsula. 0C PARKING LOT LANDSCAPING, continued ... C. Dimensions/Planting Criteria 1) Landscaped islands and peninsulas shall have a minimum width of 8 feet and a minimum landscaped area of 100 square feet per tree. 2) Landscaped islands shall be planted with a minimum of two trees. 3) Landscaped peninsulas shall be planted with at least one tree. 4) The trees referred to in this section shall have a minimum expected maturity height of at least thirty-five (35) feet and a minimum expected canopy spread of twenty (20) feet (see Recommended Street Trees). 5) All landscaped islands and peninsulas shall be bordered by a curb or a wheel stop. III. SCREENING Where the proposed zone boundary adjoins the R-4 zone boundary, the development shall set aside a ten (10) feet landscaped area as measured from the shared property line towards the interior of the property. No impervious surfaces such as asphalt, concrete, or other paving materials are permitted in the landscaped area. A. Planting Criteria 1) This landscaped area shall be planted with evergreen trees spaced a maximum of ten (10) feet as measured trunk to trunk or two (2) staggered rows of shrubs spaced eight (8) feet apart. 2) Evergreen trees shall be installed at a minimum height of eight (8) feet.
